Went to have a nose around @Sparky and Mrs Sparky's very lovely flat this evening (Hi guys!), which gave me the opportunity to try the route from the City to Downham.
Very impressed with Q1! Great stuff... doesn't quite stretch far enough though. Need to find a way to avoid Lewisham High Road if I'm going to move SE...

Dozy lady wandering up the northbound seg lane at E&C this morning with her back to the flow of cyclists.
Called out 2 or 3 times as I approached behind her. "Excuse me! Excuse me! Hello!"
I was definitely not being quiet... everyone in the vicinity apart from her turned to look, and another pedestrian had to walk over and tap her on the shoulder so she moved out of the way.
I don't understand how people can be so unaware of their surroundings...

A trio of school-aged kids on their BMX/Halford's mountain bikes mixing it with the City commuters on Southwark Bridge Road the other night - wheelies and everything.
Irritating the fuck out of the drivers trying to overtake with some remarkably assertive use of primary position.
10/10 I believe children are the future.

First viewing ever was fun. Loved the area (first thing I saw on exiting the station was a craft beer shop...good start) - but I suspect I've been priced out if all I can afford is a flat-roofed one-bed on a noisy bit of the South Circular above a tile shop. Sunderland Road my foot - it's on the South Circular.
With my budget it's definitely looking more likely I'll be neighbours with @amey than with @Matt and @Dammit.

Easy to say the wrong number, innit? I added an extra £1k to my salary on the phone earlier because it's £x,950 and I usually round it up to £(x+1)k in my head. Ended up saying £(x+1),950 by accident. Didn't catch it until she was reading everything back at the end...
Luckily it didn't affect the outcome... agreement in principle obtained!

Alternatively you can take the view that overpaying is effectively the same as having a shorter mortgage term. With that proviso, you could take the mortgage out with the longest term you can get and then choose to overpay to bring the term down to what you actually would rather have.
Just to dredge up one more old post before I go to bed.
I had a call with my bank today and they wanted to to the affordability calcs using a 40 year term (I'm 26). I balked at the idea of the extra interest and insisted on a 25-year term for the purposes of her spreadsheet, but in theory (if there are no overpayment fees and I'm disciplined about overpaying) are there any downsides to maxing out the term length as a safety net?

Mustn't get carried away though - this is the first flat I'm looking at. It's been suggested that I oughtn't just jump on the first one that comes along without thinking it through properly. Plenty of time!
