I'm halfway though a similar project in SE London, I think your best bet is to get clear plans (couldn't recommend the architect I used.. though got planning okay) and a clear list of exactly what work you want done, then get a number of builders (who will manage the trades) to quote. The builder I am using, (who did a loft conversion for a friend) used the structural engineer Porthousedean, I was impressed with the engineers thoroughness/price, they will need accurate plans to go off. I don't think it will really cost you any more to have a builder manage it and they can then co-ordinate the work much better.

I am buying a flat which is share of freehold not as a company, the first lender which we were going to use for the mortgage wouldn't do share of freehold without a company. Had to switch to Barclays who were fine with it.

Any thought on which ones could be worth keeping? I’m thinking maybe the ME Super and the Werra 1 (though the design sounds a little odd, not sure if more hassle than it’s worth).

Look for everything that is not mentioned that you are expecting to be included and then check it is included, and if you are execting a certain spec make sure that is specified and what they (vs you) will be providing... a, ie windows, doors, sky lights, tiles, tiling, number of plug sockets, fitting of kitchen, demoltion, skips, rubbish removal, lighting spec, roof spec, cost for work that is not specifically in the extension but involves other parts of the house, ie radiators, boiler etc.

You could also see how white colour for the 'Roberts' looks (maybe with a gold outline) more contrast can look good between the frame colour and the text colour.
