Yeah, problem is that due to a previous conveyancer's mistake, we thought the lease was longer than it was, so the offer was made and accepted based on the basis of longer lease. It's quite a long way down the conveyancing road now but no one seems suitably worried or has asked me to actually start the extension process.

With all the talk of leasehold, I have a question for the hive mind. I'm selling a flat with 89 years left. Freeholder is Hackney Council. The buyer initially wanted me to start the lease extension process and they take it over which is fine. However what is the minimum I need to do for this?

Do I have to submit a Section 42 or can it be done in an 'informal' way. With a Section 42 or another way, do I NEED specialist survey done? I know neighbours who have extended the lease so there is precedent for cost etc already.

If you did it once and overtrained then it doesn't sound like you learned from your mistakes, or are you changing other things? Don't mean to be harsh, but unless something has changed then it's a bit of a gamble.

I've done 4 weeks of SSB1 HV and I'm taking the recovery week now, a week early. I feel pretty good but it's uncharted territory in terms of indoor volume so I'm erring on the side of caution. On top of that, I wasn't riding as much before I started so my ramp test was prob on the low side, everything has felt quite manageable so far.

It's maybe niche, but as a professional photographer being able to tether with my charging cable or connect my external hard drive using it has been a life saver.

I'm only just starting to pay more attention (hence the SIPP and transfer) but I think that SW was quite reliant on property which was doing badly. Very roughly, in the last 9 months the SW return was 6% and Vanguard was 12%.

@ElGonzo @dt - Would the same apply to money going into a pension? I'm transferring a decent lump sum from my underperforming Scottish Widows pension to my Vanguard SIPP. Initially I set it up to just invest into a target retirement fund straight away, but might I be better to hold off and drip feed it in?

You are still doing the same power, but it’s like going up a climb vs a flat fast road. If you stop peddling for a sec you will slow down much quicker up hill.

It’s extreme, but I have my tt bike on the turbo so 56T at the front, middle at the back. Lots of speed on the flywheel so you can have little micro rests without it spinning down.

It's a way to test if your ftp is exactly 350w. You will not know if you could have done slightly more, or if you fail to do 20 mins you will only know that your FTP is NOT 350w.

As @giofox said, I run a R7000 4iiii with a GRX600 chain set. I started off with a pedal spacer on the NDS to even out the q factor, but I think I forgot to put it on when I last changed the pedals.

Not sure if GRX stages etc are available yet, but the GRX600 crank isn't flat at the back so I think they were only making a 800 series one.

Good points. We already did this before even going on viewings, had a good idea of what we wanted and where. We are quite far down the conveyancing process now so it's now about things like guarantees, rewiring, neighbours etc.
