When we bought we did a spreadsheet with ‘average’ houses in different areas to see what the price diff was between diff zones of Leyton and Walthamstow.
I think generally e17, closer to the tube was 100k more than for a similar property in e10, (on the LBR/church Rd corner of the ‘golden triangle’ mentioned upthread) but I suspect that might have narrowed over the last two years.
With £27,500 stamp duty on an 800k house and renovating at current prices, I suspect you will need to do more than cross LBR to end up with a significantly lower mortgage, unless you are looking to downsize as well.

If it’s the only ‘period feature’ in the house, it’s a bit late to worry about it. If it’s a fireplace in two rooms and not stripping the house of any character then go for it.
I wish the previous owners had removed the dining room and back bedroom chimney breasts. Would have loads more room, but in a ‘finished’ house it would now be a big messy job to do.

I don't really want a TV with the ability to just watch whatever is on all the time, but with a baby due and my partner at home looking after said baby, it makes sense to have a bigger screen up on a shelf in the alcove, rather than a laptop on the table and cables etc. Mainly watch netflix, prime, disney+,iplayer.
I have a very old MBP so could connect up a monitor, I could get a second hand iMac that could then be used for more than TV if necessary.
Anyone use a mac a TV, is it a good/bad idea?

You are probably right, I just think physically blocking/squeezing a rider on a wide road is not on. The equivalent would be Pog attacking on a climb and Kuss using his last bit of energy to chase him and physically hinder his progress which I don’t think anyone wants to see.

Watching the video back, I think it’s at stretch to say he did it because he felt it was a dangerous move. Sprinters teams were trying to block the road like the break had just gone.
It was a dangerous move, but I think the commentators were spot on asking if they would do the same with Pog or JV.
I think both the attack and the blocking were dick moves but one doesn’t justify/negate the other.
For the record, some of my best friends are footballers.

Is there such a thing as sealant/silicone type thing on a roll of tape. I'm fitting this on a marble countertop and would prefer not to smear silicone everywhere.
Also, I was planning on having the waste hole cut in the marble pretty big, like 70mm diameter, for easy access to the waste. Any reason why I shouldn't?

Painting stain question (answer is probably Zinniser). We recently had our bathroom repainted in Leyland hard wearing matt, a light pastel colour. Prior to that it was dark blue, F&B paint with decorator's varnish on top. There were quite a few sections where it looked like the varnish was dripping, especially noticeable after a shower.
I scrubbed down all the walls myself with sugar soap prior to painting, and in general the new paint looks great, but a couple of drips have come back again.
What's the best solution? It's not a massive area (2 x 1.5m) that I could repaint as a whole section if necessary. Just worried that zinnser or similar will leave an equally annoying patch if I only paint over that one spot. I have a tin of 123.

Reducing the term and overpaying (the same amount) have the same result, as long as you make sure the overpayments are used to reduce the capital.
Therefore overpayment would give you more flexibility if your circumstances changed, but with the same result financially.
