I guess it depends what you consider trade offs? I'm 5 mins walk from all the arches on Winchelsea Road and the flats. It's also 15/20 mins walk to the centre of Leytonstone depending on how much of a wiggle I get on. Granted South of Romford Road end has a lot less going on but you can get a lot more for your money on that side.

No idea, everything is hypothetical at the moment but there's a strong possibility. We were always going to do the loft and with a 2nd baby on the way it's definitely needed. We'll get an increase in downstairs living by removing the downstairs bathroom. I guess when you start looking at all the work it's easy to just want everything done.

Tbh the more my wife and I talk about it the more we're probably just going to get the loft done and see about the rest later on. It makes the most sense from a budget/stress point of view, there's also a reasonably high chance that my wife's work might ask her to set up a department in France in a year so it's probably not the best idea. 😂

We've got a 9 month old and another one on the way in May so if we were having them both done together we'd definitely be moving out during.
We're definitely getting the loft done, the side return is more of a question mark as getting the loft done would mean we could remove the downstairs bathroom and instantly get a dining area. Just need to weigh up the cost vs return of whether it's worth it. Too many ways to burn money!

Continuing on the loft conversion chat, we want to get ours done and a side return at the same time, has anyone done both before? Our neighbours had their loft done really well but they only do lofts, are there companies that do both our would or just be a case of getting 2 different ones in and project managing it?
Never done anything like this before so I'm totally clueless. I'm E7/E11 border if anyone knows a local firm.

Top of Odessa Road, pretty much opposite the tap. Dangerously easy to pop out for a cheeky pint.
