One thing I've been told about the online ones (Purple Bricks etc) is that they demand exclusivity for long periods (16 weeks?)- so if they do a bad job it can screw you.
I agree though, majority of the work seems to be for the solicitor and the buyer/seller, paying £1000s to have people shown around your house seems a bit pointless these days.

Anyone recognise this track? Recorded it on my phone on a night at Thekla in Bristol about 12 years ago and couldn't find it then, suddenly popped into my head today:

I did this for a while at my last job. All I can say is that it can be really frustrating (depending on your workplace), so if you volunteer you need to be prepared for people to complain about everything that even slightly inconveniences them, and ignore even the most simple request - e.g. sorting recycling. It's quite shocking sometimes how inconsiderate and lazy 'normal' people can be.
That said, if there are enough mindful people in your office to create a critical mass, where that kind of behaviour feels unacceptable, it could be easier (and obviously rewarding) - really depends on the atmosphere of the office. There are a lot of quick wins that can make a big difference overall, sometimes you just need someone to point it out and make it a habit (recycling, switching things off, printing double sided, etcetcetc)
