Thanks, that's kind of what I thought, I've never found them very appealing if I'm honest.
Will get some 70:30 tyres and with a range extender tank should let us go anywhere. KTM/Husaberg seem to have most of the market covered. The only road sections we have planned are from my friends house to the train in Nairobi and then an hour ride to Malinda from Mombasa when we get to the other end. After that it'll mainly be rough road/trail and some motorbike safari.

Cheers, problem solved in the end. Estimated using lots of different online calculators and then added legals and "danger money" of another 10% for taking on the lease extension risk. All agreed now and looks like we might be in by the end of next week!
Does anyone know if you pay stamp duty on the discounted price that takes in to account the short lease, or do you pay it on the assumed market value with a 150 year lease?

Thanks @Howard
I'm more after the surveyor part rather than the legal if you have any thoughts?

Now in month 18 of trying to buy a house. We have found a place and offered based on a 157 year lease that was going to be informally agreed by the current owner pre-completion. They want an open ended completion to be put in place and I can't handle that kind of thing so we are buying without. Our lease will now be 67 years and by the time we can extend it will be 65. I want to make a revised offer based on the lease extension cost in 2 years plus a bit extra for legals etc.
Can anyone recommend a decent person to speak to about lease extensions? We are in Clapton, but I don't think location matters too much for this sort of thing.

Has anyone any experience regarding abortive bills from conveyancing lawyers? Our house purchase has fallen through yet again, just before exchange and the lawyers are charging us an abortive bill of 95% of the cost of the completed conveyancing. It feels expensive, but should I just stump up and get on with it?
We are now buying another place and have asked them to quote, which has come in at more than the first place despite it being a cheaper flat. Getting a bit sensitive about legal bills, this is our third place to fall through in a year and we will have paid out nearly £4k in fees....first time buying has gone badly.
That's the one. I kept saying I didn't want it, so he did it for free. Imagine they had already done it and we're trying to get me to pay for it....
