Sanitising is just thourough cleaning and/or desinfecting. Myself I would take that as a good clean should be enough, however I have no knowledge of how British law refers to the term sanitising in the context of vacating houses. Figuring that out might save you some cash.

I am unaware of any law which places the responsibility for allergy risks on a letting agent or landlord.

Surely if you have a particularly sensitive allergy, it's your problem to take whatever steps you deem necessary?

Just contacted an agent friend of mine in UK, he told me this is very normal, for insurance against allergies. Says he once nearly got sued. May not be such a bad idea to get them to properly pet-clean after all. I'm not in the UK so can't help you with finding a good firm.

Over the long haul, a strong titanium cassette may turn out cheaper than several alloy cassettes. I have no experience with this whatsoever so it is just an assumption.
