Have a look at St Jude's! Just across the m32. Same basic house stock as St Werbs but a good bit cheaper and closer to the town centre too.
I bought a year ago a 3 bed in much better condition than that one for 226k. (but still total refit reqd)
Edit. Actually looking at the ad again I'd say that one is only a bit worse :)

A few things but not much.
I would use normal drybags on the forks rather than those slightly odd alpkit toliero things that didn't fit the cages very well.
I would have water bottle cage mounts added to the seat stays. It was a pain sometimes to carry extra water in a foldaway rucksack.
I would use a carradice saddlebag for food storage. The nature of cycling for multiple days between food stops means your food bags fluctuate in size a lot and a drybag is not well suited to this as they go very floppy when they're half empty.
But other than that, nothing! I had no punctures or mechanicals of any kind and it only rained on the final day to antelope wells :)

At the same time I can recommend adding a braze on to the seat stay as well to mount extra bottle cages! The rack eyelet works well as the bottom bottle mount. Comes in very handy for the 3 for £5 beer offers. Wine bottles also just clear the heal 👌
Actually I'd also remove the exposed gear shifter cable stopouts and replace with full length housing mounts. A few times I've had to upend the bike and de-clog the cable under the bottom bracket of mud so I could change gear

It was an experiment as I already had the thorn forks. They have a shorter a-c so lower the front end and lower the trail. I played around with the geometry a bit on one of the online calculators and now it has a trail of about 40mm I think. Handles really well with low riders/basket (proper hands off through turns on descents!). Increased toe overlap a minor inconvenience.
I still have the original forks with Blackburn anything cages strapped to them and use them if I want to do bike packing/off roading. I wish they had put 3 bolts instead of 1 - one day I'll have them added.
Thorn fork and 43mm tyres for road touring/commuting.

If it could be outside that would be dreamy. I imagine the fact it comes up from a concreted floor will make it tricky!
