We own close to 100 of these exact units, some running 24/7 in tough environments, and the default fan/power profile keeps them almost silent unless you’re pegging the CPU & GPU all day.

I've not noticed the fan, but then it's not on 24/7...
there are fanless cases, but they bump up the footprint a bit, and it seemsa bit OTTperfectly in the spirit of LFGSS to recommend a £100 case on a £250 PC...

I've just done a loft and 6m X 4m kitchen diner with knock through for 100k.
in London's famous London that seems really quite cheap for 2 extensions.
@tbc My brother just did a fairly cookie cutter loft extension. Loft was split into office/bathroom, and smallish bedroom halfway up the stairs. Think it ended up at 60k and that wasn't with any fancy finishes. In Catford.
I think everything's just expensive. -
Wasn't the new roof predicated on Google telling you that clay tiles last somewhere between 50 and 100 years?
And the house is comfortably the cheapest on the street already?... could deduct the potential costs from the most expensive house on the street, and then if the one you're looking at is still cheaper than that then you're probably at a decent place

Was renting a room in a flat share in a mansion block in Balham about 12yrs ago.

Some building maintenance was going on, possibly replacing the roof tiles or similar. One evening I noticed a slight sag in the ceiling in my room. I called the landlord and went out to the pub.
Got a call from my flatmates 90mins later saying the whole ceiling had collapsed and my room looked like a building site. I spent a few weeks kipping in the lounge while things were sorted. Suffice to say the landlord didn't quibble too much over the deposit when it was time to move out. -

The houses on either side are affected, they're just affected by the the lack of information instead. It'll just be that the trend line Zoopla draws starts from a different place and doesn't have any info to course correct along the way.
As ^, if it's in the ballpark then that's as good as you'll get.

Chip (https://www.getchip.uk/) has worked well for me. They've gone through a few iterations including some silly stuff like fractional investing in collectors cars, but I think that was mainly when interest rates were low and it was tough to shout about 0.25% savings.
The smart saving and sensible interest rates, along with some funds to put money in seem a sensible place for them to have settled over the last year or two.
