Toe overlap is not a big deal, but with 35c the geo will be slack to make room for wheels.
My GF who's the same size had a track bike with toe overlap, rode great and was nimble, but doesn't fit guards or bigger tyress.

Her road bike looks like this:

And her current commuter/light tourer:

The whole idea of getting custom is to get desired geometry. You'll end up with a frame that has industry standard measurements. With 26" you could push the geometry, make it nimble and handle better for a smaller person.
I would do: 26", 73 seattube and 73.5 headtube and probably 45-50mm rake on the forks.
It will completely change her bicycle experience I believe. Also the bike will be easier to handle, turning around in the city, off road, handling on stairs, trains, apartments etc.Aestethically it will also look more balanced with smaller wheels.

Thank you, like @Mechamorgan I'd rather not buy 70gbp guards to sell them on if they do not fit ;-(

Picked up the rest of the stuff today. Thank you @Chak
Getting there slowly. Tomorrow I will do the cables, adjustment of gears and de-sticker the rims.
Also I need to rub some more acetone on the stem. When a longer bolt for the front brake and rim tape arrives I will go for a ride, then do the bar tape after adjustments. Can't fucking wait!

I am really happy about my new shed, even though it isn't much compared to my shop back in Denmark.

I might have a small issue. I tested the brake bridge height out on other brakes than the 5800. Seems like I have been to generous with the space. Might have to get some 'drop down brake shoes'. Paging @amey : What are these called? You got the on your Ryt right?

My room mate got all warm and fuzzy when he realized that I was selling my Rockhopper. He got it at a friend discount and I have made him very happy along with saving my self a whole lot of trouble. Sorry for being a giant tease. I hope you can all forgive me..
No parts are for sale, as I will slowly rebuild it for new owner.

I am considering all options.
I will pick up my new Rockhopper frame later today. Theres is a lot of parts coming with that frame. I will spend the evening trying to work out which parts I'll keep for my own build and which parts I'll sell on. If there's enough working parts for two complete rockhoppers I will sell the bike complete. If not, I will consider my options.I bought this:

You need this in your life:

Yes. Bought them at that Seal Skinz outlet thing somebody linked to last year. They are very nice indeed, but too warm for serious riding. I hope I will have some long slow commutes this winter so I can use them for something..
Edit: They are really nice and soft. 10/10
