Hi all,
I am moving out of my house in Stratford on 1st May - there will be 4 months left on the lease so I am looking for someone to take over from me.
It is a house, rather than a flat, so there is plenty of room. It is furnished. There is a large lounge (with a piano!), garden, bathroom and kitchen (obviously). The room is a fair size and comes with a double bed and some drawers and a cupboard. You'd be sharing with two professional guys in the late 20s/ early 30s age range.
One pretty awesome thing about the house is that there is a basement which I am using right now as a space to store my bikes and work on them. The other tenants don't mind this as it was previously just full of junk. There is also a large attic which is pretty much empty. So there's a lot of storage space if you need it.
15 mins walk to Stratford station for Central Line, Overground, National Rail (to Liverpool Street) and DLR, so it's well-connected. It is also about 30 seconds walk from West Ham Park which I am sure is lovely in the summer when the evenings are warmer and lighter :-)
Rent is 395 per month (not including bills). I've attached a couple of photos. Send me a PM if you'd like to visit and look at the place.

Yeah, it's the right side of the river but possibly the wrong side of Greenwich. Still, I couldn't find somewhere like this flat closer in, or at least not somewhere that I could afford.
I will have a spare room that I may sublet to someone, just saying in case anyone needs in the future so it's in mind.

Congratulations BC.
On coffee related topic finally managed to give Dose on Long Lane a try, have to say I was impressed, coffee was very nice (although I think the prufrock has it beaten for my #1 spot based on recent trips) but the lovely young lady behind the counter was very friendly & knowledgeable, we had a bit of a chat about the appearance of some pretty decent coffee shops in the area and how it was cool that they all kind of co-exist rather than enter into fierce rivalry with each other. all in all an enjoyable caffeine experience and I'll be heading back again soon I'm sure.
Good job. I can't get the woman who works there to say anything but the bare minimum to me. I don't begrudge it, as the coffee is excellent, but it's a shame as I'm in there a lot and would hate to think I had annoyed her or come across as a dick. Maybe we're not talking about the same woman though.
They've a book in there listing good coffee shops in London- have a look, it's pretty useful. It's not quite up to date, but not bad at all. Think it was published post-prufrock anyhow.

Anywhere, it's in the planning stages, I need to figure out what I want really, but I figured I might as well live alone since my flatmates never leave their bedrooms. That and the fact that I had a better night's sleep on Saturday night than usual - because I never made it home and instead took my friend's spare room in Greenwich Millenium Village.

I am sorry I didn't make it to the track on Saturday. I blame beers on Friday as well as the horrific train journey from Stratford to Herne Hill (up to 5 trains! 5!) but I will be tarck-ing soon, no fear. As for the saddle, I now have a spoon on my condor, because the Fizik felt like sitting on a knife.

If I want to leave my flat and go live in a new one, I have 4 things to do: tell my agency I want to assign tenancy to someone else; find that someone else; tell my flatmates I am going; and find a new flat.
Which order should I do this in?
And where can I find a new flat? (looking online at estate agents' websites is surely not the way to go- the audience is too large so I will never find a good deal).
