Thanks, took over a year, 3 buyers, 1 lazy solicitor and 1 failed purchase later though this is a better flat (on the same 50/60's estate we wanted and once owned by Richard Ayoade) with less work to do and facing the right way (south) and a great view plus the seller agreed to pay for a new lift which made it even cheaper.
The "you are fucking kidding me" moment at 4pm friday was finding out we were borrowing the full amount on the agreement in principle which was over 40k more than needed, because nobody gave us any notice of when the final lending amount would be required and because it was known we had discussed refurb costs and 3 different additional budget forecasts for us it was obvious that decision was to be made, only we had no idea when?
not helped by being sent the wrong redemption statement to look at and try and work out how much it was going to cost us while parter rightly so is having a meltdown. T&C's were inconclusive and no idea if the 10% overpayment allowed (not enough to cover the unwanted borrowing) would bring payments down and how to deal with the remainder after that?
The prospect of having to pay a significant chunk of money every month for 2 years was not something we were going to suck up but unless we exchanged pronto the seller was going to go back to rental and our buyer would no longer have a mortgage deal and his rental contract ends on Friday.Not a great weekend but going over things with both bank and broker this morning meant it's going to cost us a few hundred quid in fee's not a few hundred extra a month on the mortgage.
currently on the Westmalle strong Belgian stuff and feel like a weight has removed from our shoulders.

So we exchanged literally 10 min ago but fuck me were we thrown a curveball late on Friday afternoon that could have scuppered the whole thing which pretty much tipped both of us over the edge and resulted in yet another weekend of stress/anxiety and number crunching.
will spell it out later when I have time but the moral of this story is never assume anything and even when you check everything there is always something.

been mentioned in this thread a couple of months ago but just finished The English on iPlayer and glad I didn't skip past it.
Hard to sum it up but visually stunning, brooding, dark, violent and compelling story with a complex plot and some great characters.
it's more of a film cut into episodes and certainly not your typical western. -

if it goes tit's up it's highly likely we will not pay them, quite happy to collate every email and a long list of errors and the corrections we had to do on their handywork plus huge gaps in activity and hand that to the magistrate as they will probably do a small claims against us.
They have already had 3k of aborted sale/purchase fee's and i have an email from 1st buyer that pulled out stating "the lack of action by your solicitor" as one of the reasons for doing so.
plenty of incriminating evidence from others saying 'but i sent that back in August, why are they asking for that now?' etc etc.would rather just move though and put this whole episode behind us.

I didn't think the year long trying to sell/buy debacle could get any worse but it has.
Our solicitor has gone dark on us and not replied to any communication since yesterday afternoon when finally a crucial sentence was amended in a document and we could exchange.
Above mentioned document had some typo's we spotted and a sentence was repeated twice, we outlined those errors and asked if there was anything else to stop the exchange tomorrow (today), there shouldn't be as all 3 parties involved are chomping at the bit.
No reply yesterday and no reply today despite us asking to be updated with what is going on.I have lost count of the times i have said "we are supposed to exchange tomorrow" but this time i have to add 'if we don't then our buyer will run out of time, a new mortgage deal will be too expensive and our seller will pull the plug and put the flat back to rental'.
Over 6 months to get a simple FTB-seller/buyer-vacant property job done but their abysmal attitude and attention to detail means they have likely killed the move with their unprofessionalism.
At least this time round the frustration/waiting will be over by Monday morning one way or another.
Absolutely livid at the stress they have caused and the £6k+ we will end up paying for that privilege.

No but it depends on content. i had a look at a mates set-up last weekend, it was 2k or a bit bigger? and to my eye was a very organic picture with great colour fidelity, this was on blu-ray so no bit rate issues or banding in the shadows. wasn't even on the special grey/mettalised paint on the wall.
FWIW i look at and adjust colour in stills a fair bit on my Eizo though obviously not a colourist/grader. mate in question is on the technical committee of the SMPTE and VP of technology at a cinema versioning/distribution company so going to know what looks crap.i'm still happy with my HD 40in KDLW40 Sony, was £350 and rated on all the AV forums, turned all the motion crap off and added a tiny bit of green to offset a slight magenta cast and it's great on streamed (not Amazon as it's so variable) and decent HD broadcast, be gutted when it finally dies.
