I'd recommend you keep those pedals! And if you want 1x, I've found that a clutch mech is worth it to avoid chain drop.

In Bristol, quotes for a full conversion (Victorian mid terrace) including a bathroom seem to be around £30k. A less expensive option is getting roofing companies to install a dormer window/veluxes etc, and making your own plans for interior stuff, but for the full works inc. stairs, steels, windows, interiors, and new insulation/roof, & bathroom - quite a lot! I'm not an expert, just been investigating this as well. And then wincing and sighing.

Well I feel quite scruffy now...

This is a lazy non-conversion of a Trafic minibus of the same body shape/size as yours. Rear row of seats removed, curtains added, and it's super comfortable to sleep in. You can still get two bikes across the remaining row of seats, with the front wheels off, for overnight bike security.

Does something like the Deore XT M786 not work for 9-spd friction? With its limit screws adjusted accordingly.

I don't know, just thinking that it should do, as it's designed for 10-spd so probably has the capacity for 9...?! Would be interested in the answer if more knowledgeable folk know.

If the disc brakes are mounted on the chainstay rather than the seatstay, which looks like the case in your photo, the non-disc version might clear everything with no problem, but it might have the same overall spacing anyway. You could probably just pull them apart ("cold set them") enough to fit over the mounts, if it doesn't start to distort the rack too much?
