Getting rid of this. Not sure what model, box is not for the screen. I believe it is 24” 1080p, not tested in a few years but working when last used. Power cable included (with eu plug), and an hdmi to dvi-d cable. Screen accepts display port cable, but a display port to hdmi adapter is included.
Free to a good home. Collection from Old Street. Needs collecting before Friday 28th.

Hey all,
Selling mtge bike stand I built following this tutorial. It’s done me well but I’m moving at the end of the month and the new place doesn’t fit it 😬
Width is 150cm, 80cm deep at the bottom, and 210cm high. Those are the tube lengths so add on a few more cm including the joints. I got the thicker 48mm tubes so this thing is very sturdy.
Comes with 6 hooks, I’ve been storing 6 bikes on it which was fine. Can be a little finicky to get a bike out when it’s full but wasn’t impossible. Best fitted alternating top to tail.
It will need to be disassembled to get out of my building as it’s quite big. Longest tubes are 210cm. The tubes are heavvvy so bear that in mind for collection.
I paid about £300 total to build it. I’d be looking for £150.

So I’ve just received a copy of the lease for the flat I’m planning on buying, and there’s quite a few provisions which are scaring me. There’s one about no storing of bikes anywhere on the development except for the communal bike storage (I currently have 7 bikes), and also storing nothing on the balcony except for one good set of quality garden furniture. I can kind of imagine that these might not be strongly enforced but do I need to be worrying about them?

Building insurance is included in the service charge which is good.
@EstelleGetty from what I’ve told the lift getting repaired has contributed to the increases. The building is only 5yrs old so we’d be hoping anything major would be covered by the building warranty. There is currently no sink fund so we are at risk of something unexpected. No issues with cladding.
Solicitor gave his honest opinion saying that he felt that it wasn’t a good investment, I think this is mainly from the point of view of it being potentially hard to sell in the future. Mainly due to new flats now all having 0 ground rent.
Really tricky spot, the thought of pulling out and finding somewhere new to rent in the current market is scary too haha

Mid way through a flat purchase in London and have kind of gotten cold feet while reviewing the terms of the ground rent and also service charges.
First up both are more than what we were initially told by the estate agent. Ground rent is £475pa, we were told £425pa, and service for the last year is £3200+, we were told it was around £2000pa. Realistically we can afford it but it really adds to our monthly outgoings.
Going the quick maths on the ground rent which is to increase every 10yrs in-line with RPI, that sets us up for an increase in 5yrs time. Using todays RPI we are already looking at a 35% increase with 5yrs of future RPI to add on top of that. Go ground rent will be above £650pa in 5yrs time.
How scared should we be and is this just the reality of buying a flat built in the last 5yrs? I’m worried I’m gunna get fucked over when it comes to selling.

Currently in the process of buying a flat and I have the estate agent badgering me to get our solicitor to make initial enquires while we wait for searches. My solicitor has already told us that they are waiting for all of the search results before starting enquires. From what I’ve read online that’s a common thing for solicitors to do to save themself some time and enquire all in 1 go.
I’m not sure if I should be telling the estate agent to be patient or should be badgering my solicitor to just get started. Don’t really want to be telling them how to do their job.
For reference, offer was accepted start of March, and we’ve had some hold ups with dealing with Hackneys local search mess. The partial search from them is what we are waiting on.

Anyone dealt with local searches in Hackney recently? Has thrown a bit of a spanner in the works of a hopes of a quick purchase. A new system is hinted at being released in ‘Spring 2023’ but no guarantee of when or if a full search will be possible.
Solicitor is suggesting we give it 2 months to see if a full search becomes available which is a bit of a bummer. The other option is getting a partial search with indemnity insurance but run the risk of getting fucked over with something unknown.
Not too sure what to do, smart thing is probably to wait but it would suck to wait and then nothing ends up getting launched/only a partial search is available.
