What shall be expected when you buy a property with new appliances? Shall these be registered and the guarantees added to the documentation pack? Or just booklets is enough? Same with windows, is it too crazy to ask for a guarantee on top of Fensa certificate or I am just too naive?
I am asking as I kept all these for our current house (and future buyers) I am seriously struggling to understand why anyone 'professionally' involved in the property market would do anything less... {facepalmemoji}

Developer has offered a year of snagging guarantee in a house we are thinking of buying and lawyer is happy to ask for this to be included in the contract. This is a first time dealing with a snagging clause, is there anything we need to make sure is definitely included or mentioned so we are covered properly?

we have the restrictors plus a lock with small key in the middle horizontal section. Something like the ones in the link but less chunky. Seem to work well so far as a deterrent. I think I am with @cozey on this, probably not worth it. It will be annoying but we will have to wait for an suitable opportunity (if porch gets work done on/house changes hands) and mention it then. In the meantime, if I ever get on a ladder I will remove that excess piss yellow paint on our side...

At risk of sounding megafussy is it worth mentioning this subtle encroaching by next door neighbour before buying a house?
I know it is probably not worth the stress but I wonder if it is worth to record the cheekiness of such fine porch since everyone has brought lawyers to the party... just in case next door wake up felling like annexing further territory one day -
@Howard mainly the second, house was completely renewed in 2018 and all seems done to a good standard (fingers crossed) only things I could spot are:
-leaning front 2 feet wall will or will just stay put and become endearing like Pizza tower.
-cracks on second storey balcony's floor would affect the structure, compromise water tightness and/or cause damp problems???@NickCJ has that ever worked? My sellers are super greedy and stubborn, it seems only huge discovery will get us a discount...

Other dumb things like filling wall cavities (30s housing) with spray insulation that then allows damp bridging, filling the roof void with spray on insulation that then prevents any form of maintenance, fitting external insulation that prevents brickwork from drying out.
Could be a dumb question, but does rendering over brick front and back in a victorian terraced create that problem? Or is it about how and what rendering is done?
@Mr_Smyth we recently used ZFN (https://www.zfn.co.uk/) and found them friendly, thorough and reasonably priced. You get a full WhatsApp report right after the survey visit, truly detailed, so you can make decisions while the full paper report is written. Give them a call, East based but might do SE. We also used Dunsin surveyors, way more expensive and corporate but also an option (1/3 more expensive that ZFN and no WhatsApp joy)
