Cinelli A1 quill stem 130mm
This is also brand new but I did fit it to a bike but decided against it in the end and went for a cheaper stem as it is to be honest too nice to be on my beater. Whilst it has a few minute marks on it from storage it's basically in perfect condition and not been used (apart from when I fitted it and then took it off). 25 quid? It's very nice.

thanks for your thoughts guys. the other option i have is that I put the 50k that would be the deposit on the BTL into my main residencial mortgage and get an offset mortgage in march. london is predicted for flat growth in the main next year so hopefully if I did that its not like id be missing out on much capital growth...

question for the property gurus out there:
if you had 210/215k to spend on a 1 bed flat in london for rental purposes - where would you look to? walthamstow? leytonstone? stretch the budget slightly and maybe stretch to clapton?
its not a lot to spend on a property in London I know but the money will sit in the bank losing value if I dont do anything with it..

no experience of woolwich but I have recently dealt with the yorkshire building society for the transfer of a mortgage I have and I cannot recommend them enough. The entire process from application to approval was done in a little over 2 weeks. fantastic service without any stupid questions to hold the process up.

Price is important. But location is key too. I'm selling in bow e3 right next to the park. It will take me exactly 15 minutes to get from my new house to my old flat. That extra 15 minutes gets rid of the horrendous service charge I've suffered for the past few years, gets me a garden and an extra bedroom.
I've been lucky that e3 has just about outperformed e11, but not by that much. The funny thing is that the house I'm buying was 250k give or take 3 years ago when I spent 250k on my flat in e3. The flat is worth about 10pc more than the house but there ain't much in it. People are realising that an extra 10-20 mins out gets them so much more, without having to spend 300 a month to get to work (which is what it would have cost me to get to work from bishops stortford where we looked at a nice cottage in 1/3 acre etc).
Ok there ain't many houses with those sized gardens in leytonstone but the convenience and cost savings of cycling to work will save thousands over the next few years.

assuming they paid at or around the asking there arent that many places in zone 3 that you can buy a house of that size and style for that sort of money..

I got what I consider to be a good deal but the guy is still making good money from the sale.
I think the house was on with douglas allen in wansted. basically the guy has chucked a lot of money at the house in the last year, rewired it, new bathroom, nicely decorated, new windows, guttering, stripped floors etc. I have paid very slightly more for the house than another one for sale in a road 2 down from mine but the difference in the quality of the finish and the style of the house is without compare. The layout also works better as the main bathroom is upstairs and v large. The kitchen is also v large but will need replacing.
its also only another 15 minutes on the commute through the olympic park than it would be if we stayed in E3. Win!

well I'm making the move. selling our 1 bed flat in e3 and moving to a 2 (formally 3) bed victorian house in leytonstone. weve thankfully made good money on the flat and the guy selling us the house has made a fair chunk too. house was a good find, formally a 3 bed the upstairs back bedroom is now a massive bathroom. the kitchen is pretty big too, but need to get a new kitchen installed sooner rather than later. stripped floor boards, all that sort of thing.
