Think we may have to pull out of our planned house purchase.
The buyers of our house have - rather unwisely - signed a contract to rent their current property from the first week in February.
We are yet to exchange.
The seller of the place we're planning to buy won't be able to complete the purchase of the house she's buying bef0re then.
She has offered to break the chain and move into rental but claims she needs 6 weeks to arrange that which is obviously not going to work.So we're in a kind of standoff: We've got 2 young kids and aren't prepared to move into temp rental; our buyers are contractually bound to move out of their place very soon; and the seller of the place we're buying won't leave or complete her purchase in time.
If our buyers (a youngish couple) won't help by moving into temp rental or AirBnB for a few weeks then the chain will collapse one way or another!To be fair our buyers did put the offer in back in October but they shouldn't have signed that rental deal before exchanging with us. We did provisionally agree to completion by the end of January but it's a house sale and there's been a few other things going on...
They are now in a very tricky position.Realistically I think we'll have to cancel our house purchase, complete our house sale and move into rental.
At worst the whole thing collapses and we stay in our house and put it back on the market in the Spring.
Whatever happens it's going to be stressful with some upset people. -

Used Rokas recently here in Peckham did good job on boiler service and radiator repair.
He doesn't always do south of the river though.

Guess it comes down to whether the seller will wait long enough.
Not sure what difference a week will make to the neighbour's estimates of affordability or likelihood of getting a mortgage.
We've got agreement in principle, will put down 80%+ deposit and our house sale is set for end of Jan.
The house went on the market on Saturday, first viewings Monday, we viewed it Tuesday, by Wednesday it had 3+ offers. Neighbour had to act quick! -

After 6 other failed offers, just had a seventh fail for the most unexpected reason.
We offered £25k above asking and the seller was due to decide today.
We were the highest offer and the seller was about to go with us when the next door neighbours pop round. They want to buy it for their kids and will match any offer.
Seller (who seems a decent person) now in a real bind. She's known neighbours for 10 years and is giving them a week to get a mortgage approved.
I suspect unless they have a big deposit they'll fail to get one.
There's nothing else we can do but wait or find somewhere else. -

It’s not clear where they got this figure from and what finish it relates to. EA said it was their and the seller’s estimate but gave no other reasoning.
The layout needs a major change too.
Seller not budging on price so doubt we’ll get it.
Wants £900k+ but houses in the area are worth £1.2m max - and prices are dropping a bit here now. Numbers don’t add up. -
The surveyor will sell us the original report (conducted 2 weeks’ ago) for 50% of the original - so around £750. Legally it’s the same as instructing him ourselves and he says we can call him “as many times as we like” for help/advice. He’s a friendly chap so when you consider the whole package it’s a no-brainer if we do put an offer in. Plus he said there’s a 4-5 week wait for surveys at the moment.
It turns out the seller conducted a report into the wall/ceiling cracks in summer LAST year which the EA sent us after I asked about subsidence.
There were some recommendations and judging by the state of the property none of them were followed up.
It appears to say there’s only a little bit of subsidence...
How concerned should we be?
The report also reveals there has been a leak above the second floor bathroom for at least 18months which has got considerably worse. And the damp basement.
The seller has estimated repairs/remedial work between £200k to £300k.
The previous buyer was told this but then bailed after the full survey... -
For the latest torture on our epic house quest we're considering buying a probate property which has already frightened off a previous buyer.
It has a major roof leak which has badly damaged a bathroom and there are a few visible holes in the roof. There are also long but thin cracks in most rooms on the first and second floors.
A survey has already been carried out (for the failed buyer) and the EA has put me in touch with the surveyor with the intention to buy the report off him.
Has anyone bought a survey like this before? Is it a sensible way of saving a few quid?
It should help us do our sums before making a serious offer.
If we are going ahead what other advice should I get? Roofer/structural surveyor/therapist
The seller has done nothing to tackle the leak other than place some buckets in the bathroom and switch off the electrics... -

We’ve accepted an offer on our place from some first time buyers.
Filling out the Property Information Form for the solicitors and they’ve asked for elec certifs for any work carried out or an EICR.
We had some downlights put in the extension and also lights in new en-suite a while ago. Neither were signed off.
Am thinking of getting someone round to do an EICR.
Will that be enough? I know it’s bound to bring up a fair few issues.
Yeah I do feel a bit for them though. We assume they did it so they could get a mortgage approved but the sale could fall through or be delayed for so many reasons.
