How long do you think you will be where you are (maybe not long with a potential move to France)?

Dormers to traditional victorian houses are super ugly regardless of how long the larch cladding has been charred for, or the RAL colour of the PPC aluminium windows. It's also super rare that they offer anything over sub-standard space internally.

Regardless, a loft extension is likely to give you the best 'return on investment' (throws up in mouth). A side extension/general remodelling of the ground floor will give you the better quality of life (assuming you have enough bedrooms).

The project I mentioned included the staircase, but not the finishes.

The reason finishes were completely removed from the above is because the client was looking to do the loft and side extension at the same (or in this instance one after the other) as @Gewürzt mentioned.

The general contractor couldn't complete with the quote from the dormer specialist (or didn't want to!), but definitely had a better level of care and attention along with finishing.

I assume you are London based? The last side-hustle L-dormer project I worked on was mid-2017. The dormer was near identically sized and planned to the estate agent plans above including rooflight/window quantities. The client ended up choosing a dormer specific company who priced the works at £50k (inc VAT).

Worth noting that the quote excluded:

• Planning and Building Control drawings (my role)
  
• Finishes throughout
  
• Bathroom/Sanitaryware
  
• Making good/Decoration from 1st floor hallway up to new 2nd floor
  
  

You will need to allow for the above and general inflation, so I would allow a decent bit of top of the above to cover everything.

We watched this a bit ago after I skim read Mark Kermode's review; "empowering, uplifting, East London, crowd-pleasing" etc.

Should probably have given the review a bit more attention though, it's a bleak/depressing watch in places and properly spooked my wife out as we played spot the local neighbourhood, having earlier spoken about where we want our child to go to school/grow up...
