looks like it's the shower base, and slight gap when you get in. Water over time gets through and has probably now found its way through. I'll get it all sealed up, longer term I may need to remix shower base. What's leak like now?
From my upstairs neighbour on the leak. Not convinced, as bathroom was all resealed after the same leak the year before, and they tenants in the flat didn't shower night before the leak. The leak I think was also more of a one time event than a gradual worsening waterfall of doom from gradual water build up.

Got seville Marathon in a about 5 weeks. Few teething issues!
shin splints not too bad, but still there a bit. if I press the side of my leg around my shin it is a very sharp pain like I'm being stabbed. Training not going amazingly
Also getting massive headaches the day after my long runs at the weekend. ran 26km yesterday in about 2 hours 30 and my head isn't good today. Never been one to use hydration assistance - have had pints of water after
not sure if my shorts (which i love, ron hill ones) are getting worn or what but I feel like i've just been on a week long cycle tour with an uncomfortable saddle

Ah okay so it's like car insurance in that my insurance would contact his insurance, make a claim and then he'd see a higher premium if his flat was at fault (his contents insurance). Or they'd contact the building insurer (which is partially my policy) if it's the buildings fault.
And per the earlier comment he'd have to allow access to insurers plumber or one I appoint to sort it

Sorry to hear you've been through similar.
If you're confident the guy will fix the leak, that's step one. But I would definitely be prepared to call one or other insurance companies even if just as a threat. Just be aware of the excess - our buildings insurance had a £800 excess which effectively wiped out the entirety of the money I paid for repainting and making good after the leak was resolved.
Not 100% confident he will fix the leak. But we shall see when his plumber comes round tomorrow/Friday (hopefully). Re excess in your situation, you paid £800, and that covered the repainting and making good? Why is me contacting my insurance a threat to the guy above - takes a bill away from him?

I trust their opinion. My thinking is if he will pay and sort why increase my insurance premium
There is an email chain we communicate on as a block of 5 flats and a management company which we run.
There was a leak from ground floor to basement flat and that got sorted out not very amicably through basement flat's contents insurance. We also have buildings insurance (not cheap!) And I have my own contents insurance

Flat above has plumbing above my bathroom. Boiler and possibly their shower. Pic without paint, Jan 2023. 2nd pic, this morning. Last time it got fixed quickly and dried out, and I didn't ask him to do anything. Guy above rents it out and is a full time landlord, nice enough guy, has decent trades who come out quickly. Its either shower related or the boiler which is very old.
I've texted him. What would you do to fix this and get it permanently resolved? Can't see any wet in their flat floor? Happened 3 times now all in. He offered to repair anything in my flat last time. This will need a repaint I think and the plasterboard (I think) ceiling feels weak and cracked. Don't know about what I can't see.

yeah seal on outside not 100%. Will redo it. Thanks.
Unless it is sealed behind the bar when it’s installed then you only have that outer seal stopping anything coming through.
looking at below comment too from @fredtc, if I redo the outside, I am only having 1 'layer' of silicone which will be my first and last line of defence
The silicone (I think that's what it is) on the drain is protruding out too and gathering shit which is hard to clean, so might redo that too

Small deep bath with little step at a friend's house. Didn't test it out myself but looked cool
edit/addition - saw this picture the other day. Looks good on a photo but not sure about practicalities: "We used outdoor fabric for the shower curtain, blind and cafe curtain and a waterproof Tadelakt on the walls - for a super practical, yet pretty, shower over the bath situation"

Had a decent FB marketplace pickup today for next year's salmon trip (hopefully a couple). As soon as I put the rod together, it gets stuck and is had to separate. Anything to do to prevent it being so stiff when separating it? I've been reluctant to fully push it closed.
Also going to look at replacing the netting on the new net. -
gone elsewhere for xmas (can't currently take pics) but don't think there are any pipes there.
the screen bar thing on the inside isn't sealed, but it is sealed on the outside. I think it might be getting in there on the inside and finding its way out. The drain seal in the shower tray is coming away a bit too

First place, cowboy builder did bathroom and kitchen (as discussed on here), complete anxiety with the whole flat and it makes me want to move. I half fear underneath all my tiles is damp mouldy shit from where he created leaks doing the work. I get the odd woodlouse to keep me company
Taken the shower kick plate off and I've got some damp. Im hoping it is coming front the shower as pictured rather than something hidden behind the tiles.
Would you just try get out all the old sealant on the outside and redo it?

cool modern house in Bristol . Saw this get built as used to live round there and its opposite a great pub. Lot of effort to only live there for a year a or so
