-deceased estate, not been lived in for a few years. Will take them 8 weeks to go through the legal stuff to then be able to complete.
-the above point makes it more likely that next doors extension was illegitimate. Can't see anything on council planning website
-boiler 1 year old (wanted to keep it heated the estate agent thought)
-electrics fucked
-could not feel any active damp
-could not get to loft (tiny hole in bathroom roof)
-floors felt solid
-interior needs full works
-estate agent reckons it'll get asking price and advises if I'm going to make an offer to do it by cop tomorrow

@chrisbmx116 cheers. The church has been converted into a climbing wall which is ace. I do know a really good electrician which helps.

Nope, didn't know any of that - not really in any community groups or anything down here yet. Sounds good though.

@konastab01 if it's looking okay tomorrow I will do that. Not done much DIY not going to lie but can't see myself having any weekend plans within the next 6 months - so time to learn

@roythamez absolutely agree on stamp duty. I don't benefit at all from it - it hinders me by putting prices up as you say. There was no stamp duty for FTBs before. I need to wait until the current holiday ends really unless the right house came up now
Shit news on the premium though. Did kind of expect something like that if there are multiple offers going in on a house within a week of it going up

@lemonade ah amazing! I moved to Bristol in September, live near Ashley stores atm on Albany Road. I think St Werbs is an ace are from what I have seen so far. Easy ride to work out in Filton, not Clifton/Redland prices, good pubs and amenities. Not a new build kind of person though the Dye Works development looks interesting.
HMU if you ever want to go for a road or mtb ride :) -
@Howard wow - thanks so much! Hadn't noticed next door's extension. That is bastardish. Suppose can't do anything retrospectively? At my dad's house, he once got home to the next door neighbour having put 2-3ft on the garden wall in an unmatching non-Victorian brick.
Parking is a bastard everywhere around here. I ride to work, should ride to the supermarket so my car only really moves for trips. So it would be a fortnightly battle only.
Conservation area I think quite likely. Would be big enough I think without extending it for a guest bedroom.

Not going to speak about if it is a good deal (seems way overpriced IMO), though a nicely done up one in the area, with loft conversion for 3rd bedroom easily 380k and this is on one of the nicer roads in the area.
Looks like nobody has lived there for a while. What should I be looking out for and as a FTB who has never done any house buying or much home DIY? And any advice on getting an accurate view of how much it is likely to cost to do up? I read about taking photos of electrics to see if it needs a rewire and if serious going back with a reputable builder/electrician to confirm.
I rent a room 5 mins away at the moment, 1 month rolling. Extremely naive but was thinking:
1) Electrics, New Kitchen (maybe/definitely knock through and make kitchen diner), do up bathroom a bit, Paint/furnish bedroom, move in.
2) Non essential bits: Floors (mainly wood), see about a lounge fireplace/logburner, paint whole house with mates, garden, new period correct front windows, new front door, remove ghastly pebbledash, bike shed out back, finally converting the loft. Someone pointed out this isn't a given and needs permission but every other house in the area is identical and seems to has it done.

Today: Quill to ahead arrived/ got some bigger tyres / cleaned drivechain / had some wider bars lying around / new rear brake pads.
Tomorrow: Fit new stem, fit chain, new brake cables and set up brakes
Shopping list: grips (vans cult I think)/ pedals
Longer term plan, maybe: swept bars, better wheels, 9 speed sram mech, new chainset with 1x stridsland chainring, mudguards, rack.
