  Can you objectively afford to do it? If 'yes', what kind of quality of life benefits would it bring to you & yours?

  Resale value, in my opinion, comes pretty far down on the list of priorities (obvs only as long as you're looking to stay put for any length of time).

  We justified our extension based on the expected but now almost-unbelievable positive transformative effect it's had on our day to day home life and comfort. Granted, the previous incarnation of the house was a borderline shithole, but I would gladly do it again even if the resale value didn't budge purely for the massive boost in quality of life.

  No idea about the hardware yet, it’s being installed next week.

  I regularly download many 100s of gigs of content for work, so the bump up to 3Gb/s will save time. Plan is to hook up via 10Gbit fibre via a Sonnet Thunderbolt to SFP+ adapter, into a 10Gbit core switch. I ran single-mode fibre cable throughout the house during renovation, would be cute to make use of it…

  That's an attenuator/silencer, to make it even quieter than it was by default. The output at the top is vented directly into the kitchen, there is no flue.

  There are also monobloc wall-mount units that are much cheaper to install (DIYable), but aren’t as efficient.

  Any of them will be several times more efficient than any type of direct electric heater.

  If ‘a lot’, then a mini-split aircon unit would be more cost effective and comfortable in the long run.
