Doors/windows - I'm looking to redo my kitchen too and had in mind a very simple black framed glazed look for doors and windows. Had assumed these would be fairly readily available, but I'm really struggling to find anything not ruinously expensive/bespoke. Any recommendations for door/window-mongers to check out much appreciated...
I'm basically after something like the below, but external:
1930's kinda semi industrial look but also used in homes from the period (Crittall were a major maufacturer and are still going) - relies on using steel to achieve the slim frames and glazing bars. Very popular again now - but not really "off the shelf" in the way upvc / aluminum / timber are . Crittall are still going, Fabco https://fabcosanctuary.com/ is another I get trade spam from. I haven't got to the bottom of how the steel isn't a cold bridge attracting condensation (as it always was). Thermally broken aluminum (or uPVC) does a better job but harder to achieve the slim frame / glazing bar look I think. See here re. getting the same look but with Alu. https://www.aluminiumtradesupply.co.uk/steel-replacement-windows-doors/need-know-steel-look-doors-aluminium/
Thank you! This is really helpful and useful. I'm following up the links you've suggested, but may need to be looking at UPVC/timber alternatives. Cheers
If you can’t genuine metal ones I’d consider something else as it’s a very specific style. Velfax doors are really nice.
Oh yeah, I wouldn't be looking at UPVC approximations, too bulky and would look awful. Valfac look great, thank you, I've sent them a request to get a ballpark quote figure. cheers!
I had similar thoughts for my new back door and the best price I found for an aluminimum crittal type door in London was £1,200 plus fitting (unclear if there are extra frame/locks costs on top of that as I didn't go any further). As you can't actually see the door that well I am now switching to a glazed wood door, more like this.
Interested in the Velfac price once the quote comes back!
This is really helpful, thank you - it sounds like you have already walked the road I am embarking on now, probably reaching the same destination. I'd love to throw money at this but probably only in the place for another 3-5 years so have to be sensible.
I'll definitely let you know what the quote comes back as!
Just got our pricing breakdown - only 50% above budget and now starts with a 3 ffs
UPVC conservatory it is!
Also do you have any info on how good they are with bringing previous projects in on budget?
Even 10% over on that budget is a real whack
Hmm. Think of the DMI listing tho ;-) What's the overall floor area for the works - extensions and interior renno ?
@Sheppz every room in the house plus converting garage but no extension - tbh I've added things as we've been going which are now reflected in the cost, so I'm not blameless in this. I think we can pull it back to a number that doesn't keep me up but still gets what we want delivered
@Bainbridge This is still a costing overview, they know it's well over so will be a case of reducing spec of certain things (custom cabinets) and custom joinery etc then maybe some things to be left to a 2nd stage
It does slightly make me think, could we just sell the house and use the money to buy something more ready done...
ps can someone lend me £4.5m plz
They came in bang on for me.
Reg doors, I think ours were around 5-6k and are Maxlight.
Velfac are from what I am told a notably cheaper but still very good option, I'd imagine them to be a shade over half of that.
You'll never find something you'll like as much as something designed for you.
That latest Dedraft house by Lloyd park was a 300k project, that was an extension and loft but less work throughout.
You'll love it.
Actually relevant to both, these are prob Velfac doors.. https://dedraft.co.uk/projects/ar-residence/
Wow that’s banging !
Yeah - favourite location in London too. And the garden 😍🥰
Thats a belter, lottery winning money thats for sure.
Who can afford that, without winning the lottery?
It’s lush, but so expensive for the fact you still have neighbours both sides....
Fuck knows, thats why I said that. Youd need to be on insane money to get a mortgage on that house never mind the deposit.
Lol, so you already have £1.5mil burning a hole in your pocket?
