  • I've put a fancy new fan in there now, and repainted. So I'm actually going to ADD another 15%.

    Wise move.

    Yep, well negotiated.

  • Just completed on my new (to me ) house - feels like I haven't been able to relax since we put the offer in, nice to know it's all finished!

  • Congratulations! Enjoy your new gaff.

  • Congrats.

  • Cheers - going to enjoy sitting out in my new garden if this weather holds for the next few days, been stuck with no garden at all for the last couple of years!

  • Congratulations!

  • I would love a garden.

  • garage > garden

  • garage > garden

Garage? Do you mean a ground floor studio apartment with panoramic door?

  • s'long as there's room to swing a dead hooker i'm not fussed.

  • Two flats have just gone on sale in my block- one for £330k and the other £350k.

They are both significantly smaller than my upstairs neighbours place that he agreed the sale on at £345 just before Christmas.

I'm very interested to see if they achieve those prices.

  • Anyone got any views on Penge? Never been, girlfriend can't get past the fact it sounds bit like minge.... anything more constructive?

  • it's shit, stay away

Surely it sounds a lot more like henge, or is your view that it should be pronounced "Pinge"?

  • It sounds like something a dog might have "poor Rover has a dreadful case of penge".

Some local estate agents have been heard to refer to it as West Beckenham. I shit you not.

The area around the High St is pretty grim, but up the hill towards Crystal Palace is okay, as is the area the other side of the Penge East line from the High St.

  • I should add, that we live close to Clock House station, which is half a mile or so from both Beckenham and Penge centres. The other half lived close to Penge East (Byne Road) when I first met her.

I don't think she claims to be particularly rational in this... she wanted to buy a house on Belvedere road because she liked the name "Mr Belvedere" and thought he sounded really friendly... yeah. I know.

  • Good public transport links, close to Crystal Palace & Beckenham (Where I lived for 7 years (Avenue Road)).

Its an arse to get to (can take up to 1 hr to get onto the M25)

  • Avenue Road is in Beckenham? You must be an estate agent, no?

Hmmm, that sounds mildly reassuring, we're looking to view a place just NE of Penge East, off Parish Lane... cheers

  • Ha no, half of the road is beckenham half is penge...the boundry is the brook that runs through it...we lived at 74, 76 & 78 were BR3, 80 was a SE postcode

On one of Albert, Edward or Victor roads?

  • On one of Albert, Edward or Victor roads?

Victor - whadya reckon? Street View looks ok?

  • I liked those houses, there is a plaque on the wall at the end of the road to explain why they were built.

    This explains it

  • We looked at a few on those roads before we bought our place. I'd have happily lived there, as it's a decent location but we preferred the road (and style of house) we're now on. My only comment on the houses is that the sloping roofs make the upstairs bedrooms feel a bit small, but I'd have lived with that.
