  • Otherwise Miele owner's club beckons...

They only let you in the club if you are over 25.

  • I've bought Miele from eBay before.

A refurb semi-integrated dishwasher once arrived without the plastic control fascia. After many arguments with the seller about it, I contacted Miele UK to buy a replacement.

They gave me one for free, postage paid by them. Amazing service!

  • Over 25s, you say... I certainly don't need to worry about that!

  • We've got a Miele fridge/freezer. It died after 6 years of ownership, which I was not impressed with. They replaced it with a brand new version of the current like for like mode. for a total cost of £180, which I was.

  • Miele fridges were made by Leibherr. We had a Leibherr model which died after 15 years, written off by a failed door seal which cost more than a second hand replacement fridge.

Their dishwashers however are all made in house, all except the little wheels on the drawers. Designed for min 25 years of daily use, all stainless steel interiors, clever design like cutlery trays and wine glass holders, and programmes for lead crystal. They are worth every penny.

  • More on SLDT on multiple properties, I'm finding information surprisingly vague on this and just wondering if anyone has come across this.

You own a property that's rented out and buy a second property that is your main home (it's easy to demonstrate this, rented out property is in a different country). You pay increased SDLT on the purchase of the second property.

What happens if you sell the home and buy another (also to be used as the family home)? Do you have to pay additional SDLT as it's a second property again or does some form of relief apply if it's a principal residence that you're replacing? Cheers

  • My understanding was that if you have the dorrah for more than one home regardless of what you do with it, HMRC wants an increased share.

  • That was my first thought but there are references on the .gov website to selling your main home. It's not clear whether this is in reference to two properties or just the case where a new home is purchased before the second is sold though.

  • From what I've read, if you have 2 properties (one primary residence/home, one rented out), and sell your home, you can buy another home to live in with no extra SDLT.

This is where I read it: http://www.zoopla.co.uk/discover/buying/q-a-new-3-stamp-duty-surcharges/#LEDKFURBZ1cmuvV9.97

  • It also depends if the investment property is grandfathered in or not - I.e. you had it before the new rules. If after, your SOOL.

  • This says something similar

    https://www.blakemorgan.co.uk/training-knowledge/features-and-articles/stamp-duty-land-tax-3-surcharge/

And there was I thinking the legislation was completely bonkers...

  • The government didn't make it clear at the start, hence the mixed messages, but it seems to now be accepted that you don't pay the extra in your circumstances.

  • Cheers, those links seem to be clearer than what I was looking at. A lot of the info from googling is contradictory scare articles from newspapers.

This isn't me, my property empire consists of one flat, it's a friend who's got a bit of a crappy situation in that they want to buy over here but have an overseas property with significant negative equity so selling it would cost more than the increased stamp duty. It may have been worth taking the hit if that was happening every time they moved though.

  • Just stick to the HMRC guidance notes from the .gov website. Ignore the zoopla blogs. Your situation is coved in the examples and no, you're not liable if you're replacing your main residence.

  • I think my main issue is that I can't find any detailed HMRC guidance notes. The stuff here is slightly vague in that it's not clear whether the scenario is owning two main residences due to an overlap or selling one main residence and buying another whilst owning a second property

  • I like the way it looks like you can avoid paying the 3% on an investment property just by purchasing the investment property before your main residence. Obvs requires you to start from zero, but still, FFS.

    Really well thought through this.

    SDLT >>>>>>>>

Nothing quite so simple - it requires you to start from zero, having previously owned a property that was your main residence ... (And to complete it all by November 2018.)

  • Looking semi seriously at a 12 bedroom former care home which was a former country home in Scotland for less than half our budget.

  • Finally found the pissing guidance for SDLT on a 2nd property. All this would be a hell of a lot easier if these things were actually easy to find (a link from the other .gov page which gives the brief guidance or actually showing up on google would be good). I only found it by reading another article which gave the date of the note and googling that.

    Here if anyone cares https://www.gov.uk/government/uploads/system/uploads/attachment_data/file/570876/SDLT_Higher_rates_for_additional_properties.pdf

  • Couldn't be fixed for reasonable money/ effort. So Mrs c00ps ordered TW's suggested Miele (she went off Bosch when the other went kaput - I wasn't bothered). Cheers all

  • Any recommendations for made to measure shelving? It's for a utility cupboard so just needs to be functional.

  • We looked fairly seriously (2 viewings, 1 overnight stay at a nearby hotel) at a 9-bed country house in Brandon near Thetford with view to setting up a B&B. It started at £750k and 12 months later, when we viewed it, it was hovering around £600k. Despite its potential, being on the river and a stone's throw from High Lodge - the HQ of Thetford Forest - a night and morning in Brandon made us run a mile.

  • You make it sound like it was hidden in the depths of hell! Was on first page of results when I googled "SDLT 2nd property"!

  • I covered Mag's Court in Brandon for a bit. Interesting place. Could be beautiful.
