Wow, thanks for all the advice.
We (I mean Spag Hoops) has taken off U bend and had a poke around but he could not find anything so thinks it must be further down.
@Joe, if you could ask your landlord for the guys number that would be great. I have had 1 quote of £85 plus VAT.
