Nope it's just an empty space (useful for storing tools and shit) with a door at both ends. Top floor flat made it into a bathroom..

Then I'd do that. Especially as you'll have a tenant.

Also you're not going to live there indefinitely and it would turn your master bedroom into an en suite which would add value imo.
