So whats the going rate of a loft conversion on a 3 bed semi in London?

40ish+ was what we were quoted having done very little research. Just be aware of fire regs if downstairs is open plan (no separation from stairs to living area), will have to install a sprinkler system or make non-open plan to get is signed off!
