Hadn't thought about that. It may impact the hallway below as we have these odd staircases that are too big(?) for the route, so the head height goes into bed3 and the bottom continue into the kitchen.
We would put a bathroom in the loft regardless and likely above. But I was thinking about whether space potentially lost from bed3 could be used to add value elsewhere. Having a corridor through to the window would also add light, make it feel bigger and give options for built-in/hidden storage.
As I said in the op, just thinking ahead to try and factor everything in.
What sort of time frame are you looking at? Excel has a few home improvement shows, self build shows etc that do feel like large saleshow room, entrance is usually free. Have found that in France places like La Peyere sell premade staircases.
Next summer at the absolute earliest, as that's when we remortgage and need to investigate schools to weigh up whether we stay put or spend £s on the house. I think medium term we'd at least get our spend back
