move south of the river on the overground so you can be in the wanky/east london in few mins
Not knocking sarf but colleagues who come in on the Overground from south of the river seem to have real trouble getting on it fairly often. Which weirdly never seems to be a problem from north of the river.

Because if I don't buy this place I'm not sure if there will another opportunity, next stop Walthamstow or Forest Gate (shudder).
It's a real shithole, one room has sold everywhere.
