After 4.5 months we finally exchanged! Cunt buyers fucked us around for the last week and we ended up adding £10k to the price. It was that or lose it though (I didn't have the balls to call their bluff). It's still cheaper than anything else in the area because of prices going up since we started looking.
I'm so relieved it's done, thanks to all the people on here who offered advice on planning/building regs/other things.
Now we just need to wait 2 months for the rental tenant to move out... Not ideal but at least we can't be fucked over too much more by the disorganised and greedy bastards selling it.
